The role

 

Due to continued investment across GPT’s portfolio, we are seeking an experienced Capital Works Manager to join our National Capital team, supporting the delivery of operational and leasing capital works projects across GPT managed assets.

 

Based in Brisbane, this role is responsible for the strategic planning, procurement, financial management and end-to-end delivery of capital works initiatives across the portfolio.

 

Working closely with Asset Management, Leasing, Operations, Sustainability and external delivery partners, you will help deliver projects that support leasing outcomes, enhance tenant experience and improve asset performance. Projects will be delivered with a strong focus on safety, operational continuity, sustainability outcomes, programme performance and commercial delivery.

 

What you will be doing

 

  • Identifying and developing capital works initiatives aligned with asset business plans, leasing strategies, operational priorities and annual budget cycles.
  • Manage the end-to-end delivery of operational and leasing capital projects across GPT assets, including speculative suites, tenant-ready spaces, make-good works, lessor works and workplace upgrades.
  • Partnering with Leasing and Asset Management teams to support leasing transactions, programme commitments and market-ready suite delivery.
  • Leading procurement activities including consultant and contractor engagement, tender management, contract negotiations and management of external Project Managers where required.
  • Managing project financials including budgeting, forecasting, cost tracking, variation management, cashflow and programme reporting.
  • Coordinate project delivery teams, consultants and contractors to ensure programme, safety, quality and commercial objectives are achieved and that projects are effectively integrated into live operational environments with minimal disruption to tenants and asset operations.
  • Support design development and review processes to ensure projects align with GPT design standards, leasing strategies, asset plans and sustainability objectives.
  • Ensure all projects comply with relevant building codes, statutory approvals, WHS requirements and GPT governance processes.
  • Prepare business cases, project updates and reporting for internal stakeholders and approval forums.

 

What makes you stand out

 

You are an experienced, tertiary educated, client-side Project Manager or Capital Works professional with demonstrated experience delivering multiple concurrent projects across commercial or institutional property environments. You understand the importance of programme certainty, presentation, speed to market and tenant outcomes in supporting leasing activity and asset performance.

 

Your ability to balance programme delivery, stakeholder expectations, tenant impacts and financial outcomes enables you to successfully deliver projects within complex live environments.

 

Your excellent understanding of building codes and regulations, as well as your well developed stakeholder engagement and communication skills will enhance your ability to influence and collaborate across multiple business functions, as well as manage external consultants, contractors and project managers, alike.
