The role
We have a rare, full time opportunity for a customer focused Senior Operations Manager to join our high performing asset management team, responsible for the management of our premium office towers at 111 Eagle Street and Riverside Centre.
These iconic Brisbane assets are certified carbon neutral, and provide over 114,000 sqm of office space to our high profile corporate customers.
Together with your 3 direct reports, you will lead efforts in supporting the physical performance of the building, ensuring we provide a safe, secure, efficient, and fully compliant asset for our customers and visitors, through effective leadership and management of all site operations and services.
Reporting to the General Manager, you will also support our work to maintain and improve asset value through pro-active capital planning and delivery in consultation with the capital works team.
What you will be doing
- Ensuring all assigned operational activities are prioritised and diligently and efficiently completed, with a strong focus on customer service.
- Taking accountability for operational projects on site and ensuring they are integrated and completed with minimum interruption to the building users.
- Managing and liaising with specialist vendors to ensure compliance with contract terms and conditions along with nominated scope of works.
- Supporting the management of the operational CAPEX planning and OPEX budget forecasting including the setting of annual budgets and reforecasting etc.
- Leading the safety culture across the asset by example, ensuring compliance with health and safety procedures and that safety incident reporting is completed, actioned and closed out
- Maintaining compliance with all relevant statutory authorities and enact sound engineering practices including façade, fittings, finishes, fit out and other services
- Driving the overall property presentation standards including cleaning, security, customer service and maintenance and undertake regular inspections of the building and plant and determine the extent, and priority of any repair works or other attention required.
What makes you stand out
You would ideally be Tertiary or trades qualified, with relevant prior experience in a similar position within a large, commercial office asset and have sound problem solving, and negotiation skills. You will have an understanding of Building Codes, Australian Standards, OHS/WHS and Legislation, Essential Services of Authority and Statutory Requirements.
You will also be a skilled people leader with exceptional communication skills, a customer first approach and a high level of commercial and financial management. This role would suit Facilities or Operations Managers looking to take the next step in their career.
