The role

 

 

We have an exciting opportunity for a Senior Property Manager where you will play a key role in supporting the General Manager across the day-to-day operations and overall performance of two prestigious office assets, 111 Eagle Street and Riverside Centre, located in the heart of Brisbane's CBD.

 

This position is responsible for developing and executing leasing strategies to attract and retain both existing and prospective office tenants, while preparing comprehensive financial reports and closely monitoring all property management financials across both buildings. The Senior Property Manager is a critical point of contact within the broader asset management team, ensuring the seamless and effective management of the assets, while fostering and maintaining strong, long-term tenant relationships.

 

 

What you will be doing

 

 

Key Responsibilities:

 

 

  • Collaborate with the General Manager to prepare and deliver an annual business plan and strategic property plans, encompassing asset positioning, leasing, capital works and marketing strategies, in line with GPT's objectives.
  • Prepare and deliver accurate and timely financial reporting, including monthly reports, annual owner reports, business plans and corporate accounts, while proactively managing and monitoring property revenue, budgets and forecasts.
  • Work with the General Manager and Portfolio Manager to develop and implement leasing strategies, managing tenant retention, lease renewals, vacancy negotiations, incentives and leasing payments, while coordinating marketing activities with appointed leasing agents.
  • Maintain strong relationships with tenants, property operations and the wider property management team, ensuring consistent and high-quality service delivery across both office and retail, while driving high levels of satisfaction from tenants and senior management.
  • Collaborate with Operations teams to ensure seamless tenant fit out delivery and that all Lessor works are completed on time and within budget, while maintaining a high standard of asset presentation at all times.
  • Oversee risk management across all areas including public liability, fire and lift safety, essential services, contractors and staff, ensuring all issues are addressed within appropriate timeframes, and a risk management plan is maintained for the asset.
  • Oversee the implementation of sustainability initiatives, ensuring data is collected, logged and reported within agreed timeframes, and complete additional tasks and instructions from senior management in a timely manner.

 

 

What makes you stand out

 

 

You will hold relevant tertiary qualifications and bring a strong background in commercial property management, with the ability to work both autonomously and collaboratively across a range of stakeholders. The ideal candidate will have the following:

 

  • A tertiary qualification in Business, Property or a related discipline, with a minimum of 5 years' experience in commercial property management, ideally within a major agency or institutional landlord environment.
  • Proven experience managing leasing campaigns, maintaining key tenant relationships and leading a small team, with a customer-focused and proactive approach to problem solving and negotiation.
  • Excellent communication and interpersonal skills, with the ability to build effective relationships across all levels, including senior management, operational staff, leasing agents and tenant organisations.
  • Strong attention to detail, with the ability to manage multiple tasks and work autonomously, combined with proficiency in Microsoft Office and basic valuation and/or financial modelling skills.
