The role
The Assistant Operations Manager will support the management and coordination of all trades and contractors to ensure the efficient physical operation of 51 Flinders Lane, a landmark GPT-owned asset in Melbourne.
Currently under construction with a planned Practical Completion date of 30 March 2026, the development comprises a 15-storey North Tower and a 41-storey South Tower, connected by premium retail and lobby spaces across mezzanine and podium levels. Located between Flinders Lane and Flinders Street in the heart of Melbourne’s cultural and dining precinct, the asset will deliver approximately 28,400 sqm of commercial space and 961 sqm of retail.
This role plays a key part in supporting operational readiness and ongoing performance, contributing to the delivery of a high-quality, modern workplace that blends architectural character with operational excellence for customers and stakeholders.
What you will be doing
- Supporting the Senior Operations Manager in managing all contractor and service contracts within agreed budgets while maintaining high standards of tenant satisfaction through regular inspections and effective service delivery.
- Coordinating trades, contractors, and consultants to ensure essential services, fit-outs, and works are delivered efficiently, safely, and in compliance with contractual, quality, legal, health, and safety requirements.
- Fostering a strong safety culture across GPT employees and contractors, ensuring work requests are actioned and closed out in a timely manner and service levels are consistently met.
- Maintaining and manage planned preventative maintenance systems, safety, environmental, public liability initiatives, and identify opportunities for energy and water efficiency improvements.
- Assisting in preparing and monitoring annual operational and capital works budgets, contribute to monthly operational reporting, and manage purchase orders, invoicing, and reporting through GPT systems.
- Ensuring full compliance with statutory requirements, contractor management policies, health and safety obligations, essential safety measures reporting, and the ongoing review of site-specific risk management plans and safe work method statements.
What makes you stand out
You bring 3–4 years of relevant operational asset experience, with trade or engineering qualifications in electrical or mechanical disciplines highly desirable. You have a strong working knowledge of Building Codes, Australian Standards, OHS/WHS legislation, and essential services authority and statutory requirements.
You are able to manage multiple projects and tasks simultaneously, meeting strict operational and financial deadlines, and you demonstrate sound capability in risk management, contracts, and contractor management.
You take a customer-focused, proactive approach, understanding and empathising with client needs while effectively managing tenant expectations. You communicate clearly and confidently at all levels and build strong, professional relationships with senior management, site-based operational teams, and external service providers and contractors, which will be critical to your success in this role.
