The role

 

We are currently seeking two Assistant Operations Managers (AOMs) to join our Operations team:

 

  • One AOM dedicated to our Queen & Collins asset
  • One Roaming AOM, supporting multiple assets across Melbourne

 

The Assistant Operations Manager is responsible for assisting with the management and coordination of all trades and contractors required to support the overall physical operational performance of our assets and the experience of our asset customers. Working closely with the Operations Manager, the AOM plays a key role in day-to-day building operations, contractor oversight, and ensuring assets are maintained to a high standard of safety, compliance, and presentation.

 

 

What you will be doing

 

  • Managing and reviewing all contractor and service contracts within agreed budgets, ensuring performance standards, safety requirements, and legal obligations are met.
  • Coordinating contractors, consultants, fit-outs, and maintenance works to ensure efficient delivery of property services, timely completion of work requests, and high standards of presentation and tenant satisfaction.
  • Promoting and maintaining a strong safety culture with internal teams and contractors, including compliance with health, safety, and contractor management requirements.
  • Supporting planned preventative maintenance programs, maintain operational systems and databases, and implement general maintenance, risk management, and environmental initiatives, including energy and water conservation.
  • Assisting with the preparation, monitoring, and reporting of operational and capital works budgets, including raising purchase orders, processing invoices, and contributing to monthly operational reports.
  • Ensuring compliance with all relevant statutory, certification, and essential safety measure requirements, including contractor inductions, risk management plans, and safe work method statements.

 

What makes you stand out

 

You will have 3–4 years’ relevant operational asset experience, with trade or engineering qualifications in electrical or mechanical disciplines highly desirable. You will demonstrate a sound understanding of Building Codes, Australian Standards, OHS/WHS legislation, and essential services and statutory requirements.

You will be comfortable managing multiple projects and priorities within operational and financial deadlines, with proven capability in risk management, contracts, and contractor management. A strong customer focus, proactive approach, and the ability to communicate effectively and build professional relationships with stakeholders at all levels will be key to success in this role.
