The role

We’re seeking a driven and proactive Assistant Operations Manager to support the physical operational performance of one of our office assets at 800/808 Bourke Street – a premium 60,000sqm waterfront office building located in Melbourne’s vibrant Docklands precinct.

Working closely with the Operations Manager, you'll play a critical role in coordinating contractors, maintaining building performance, and ensuring tenant satisfaction. You'll help drive safety, compliance, and sustainability initiatives while delivering best-in-class service to tenants and their employees.

What you will be doing

  • Coordinating trades and contractors to ensure smooth day-to-day operations.
  • Managing all building services contracts, ensuring high service delivery and budget alignment.
  • Managing maintenance requests and essential services with a focus on safety and compliance.
  • Supporting fit-outs and capital works while minimising tenant disruption.
  • Monitoring budgets and assisting in monthly operational reporting.
  • Driving sustainability and risk management initiatives across the site.

What makes you stand out

At least 3–4 years’ operational asset management experience of large commercial properties is required, with a solid grasp of contractor and facilities management. Trade qualifications in electrical or mechanical disciplines are desirable, along with a strong understanding of Building Codes, Australian Standards, WHS legislation, and essential services compliance.

You will also need to demonstrate a proven ability to juggle multiple tasks and projects while managing risk and adhering to operational and financial timelines.

This role will suit a confident and clear communicator with the ability to influence and build trusted relationships with a broad range of stakeholders and the capability to empathise with tenants, respond to issues promptly, and maintain high customer satisfaction levels.
