The role
We're seeking an experienced Assistant Operations Manager to support the day-to-day operational performance of Melbourne Central Tower—a landmark commercial office building in the heart of Melbourne’s CBD. In this key role, you’ll assist in managing contractors and service providers across all trades, ensuring the highest standards of building performance and customer satisfaction.
Located on Elizabeth Street and forming part of the vibrant Melbourne Central precinct, this 65,000 sqm premium-grade office tower is 100% owned by The GPT Group. Completed in 1990, it remains a flagship asset, seamlessly integrated with a major shopping centre and public transport hub.
What you will be doing
Key Responsibilities:
Contracts & Contractor Management
- Supporting Senior Operations Manager with contract oversight within budget.
- Managing contractor performance and ensure tenant satisfaction through regular inspections.
- Coordinating contractors and consultants for essential services and works.
- Maintaining compliance with quality, safety, legal, and health requirements.
- Fostering a strong safety culture among staff and contractors.
- Ensuring timely completion of work requests.
- Overseeing specialist contractors to meet service levels and contract terms.
Maintenance & Risk Management
- Maintaining Planned Preventative Maintenance Systems and databases.
- Implementing general maintenance, public liability, and environmental safety initiatives.
- Driving energy and water conservation measures.
Budgets & Reporting
- Assisting in preparing and updating annual property operations and capital works budgets.
- Contributing to monthly operational reporting.
- Processing purchase orders, invoices, and reports using internal procurement systems.
Compliance & Certification
- Ensuring compliance with all statutory regulations and standards.
- Adhering to contractor management policies and procedures.
- Preparing annual essential safety measures report.
- Managing contractor inductions and health & safety compliance.
- Reviewing site-specific risk management plans and safe work methods.
What makes you stand out
At least 3-4 years relevant operational asset experience is required with trade or engineering qualifications in electrical or mechanical backgrounds highly desirable. This will include a demonstrated understanding of Building Codes, Australian Standards, OHS/WHS and Legislation, as well as Essential Services of Authority and Statutory Requirements.
The ability to effectively manage multiple projects/tasks within strict operational and financial deadlines is key, as is a demonstrable understanding of risk management, contracts and contractor management.
You will need a strong customer focus and proactive approach to meeting and empathising with client’s needs whilst managing tenant expectations. The ability to communicate effectively at all levels and build effective, professional relationships with a range of stakeholders, including senior management, operational site staff, external service providers and contractors; will all be key to success in this position.
