The role

 

We have an exciting opportunity for an Assistant Operations Manager to play a key role in coordinating trades and contractors, ensuring the seamless operation and performance of our Office assets across Melbourne, and delivering an exceptional experience for customers and visitors.

This is a roaming Assistant Opertions manager role which will see you work and support across someof our Premium and A Grade Office Assets in Melbourne.  

 

What you will be doing

 

Key Responsibilities:

 

  • Managing and review service contracts within budget, coordinating contractors and consultants to ensure agreed service levels, quality standards, and compliance with legal, health and safety requirements.
  • Conducting regular inspections to maintain tenant satisfaction, oversee maintenance works, fit-outs and work requests, and ensure timely completion.
  • Maintaining planned preventative maintenance systems, manage emergency preparedness across both assets, and provide after-hours support as required.
  • Promoting a strong safety culture and ensure contractor compliance with site policies, inductions and risk management procedures.
  • Assisting with the preparation and quarterly review of operational and capital works budgets, support monthly operational reporting, and manage procurement processes including purchase orders and invoices.
  • Supporting compliance with statutory requirements, audits and certifications, including essential safety measures, risk management plans and sustainability initiatives such as energy and water conservation. 

 

What makes you stand out

 

You bring 3–4 years of relevant operational asset experience, ideally supported by trade or engineering qualifications in electrical, mechanical or building services. You have a solid understanding of Building Codes, Australian Standards, OHS/WHS legislation and statutory and essential services requirements, and you are confident using Microsoft Office tools including Word, Excel and Outlook.

You are skilled at managing multiple projects and priorities within tight operational and financial deadlines, with a strong understanding of risk management, contracts and contractor management. Customer-focused and proactive, you excel at meeting client needs while balancing tenant expectations, and you communicate effectively at all levels, building strong professional relationships with senior management, site teams, service providers and contractors.
