The role

 

An exciting opportunity exists for an experienced General Manager to lead the overall performance of 530 Collins Street, a Premium Grade commercial office asset in the heart of Melbourne’s corporate precinct and has completed a major re-positioning of their End of Trip facility, building lobby and construction of design suites.

This broad-ranging role is responsible for asset strategy, financial performance, leasing outcomes and strategic business planning, with a strong focus on maximising income, maintaining competitive costs and minimising risk.

The General Manager will lead and develop the onsite property management team while maintaining oversight of operations, WH&S and customer engagement. Located on the prominent corner of Collins and King Streets, 530 Collins Street offers large, flexible floor plates, spectacular city views, excellent public transport access and four levels of basement car parking, making this a flagship asset requiring high-calibre leadership. 

 

What you will be doing

 

Key Responsibilities:

 

  • Leading, managing and developing the onsite asset team, ensuring clear priorities, accountability and high-performance delivery.
  • Acting as the primary liaison with GPT management, GWOF and site-based teams to ensure effective day-to-day asset management.
  • Overseeing the timely, accurate preparation of all asset reporting and analysis, including asset plans, budgets, monthly and annual owner reports, business plans and corporate reporting.
  • Driving the development and delivery of asset plans, budgets and financial forecasts, proactively managing revenue, costs and profitability.
  • Collaborating on strategic initiatives across asset positioning, leasing, capital works and marketing to enhance long-term value.
  • Ensuring asset plan revenue and profit targets are achieved through disciplined budget and performance management.
  • Overseeing sustainability initiatives, ensuring data collection, reporting and project delivery align with agreed targets and timeframes.
  • Championing exceptional customer service, leading by example and ensuring consistent service delivery across employees and contractor partners.
  • Building and maintain strong relationships with key tenants to drive engagement, advocacy and “Landlord of Choice” outcomes.
  • Working closely with senior management, the National Director and GM peer group to share best-practice asset management processes.
  • Partnering with Head Office functions including Leasing, Development, Marketing, Operations, Sustainability and Legal to maximise returns while mitigating physical and legal risk.
  • Leading in alignment with GPT values, fostering a high-performance, customer-centric culture across the asset team.

 

What makes you stand out

 

You will be a highly experienced Property or Asset Manager with a proven track record in office leasing and negotiations, supported by strong financial and commercial acumen. You have a deep understanding of the office sector and the ability to add value through strategic leasing, capital works and asset optimisation initiatives. With tertiary qualifications in a property-related discipline preferred, you are confident preparing detailed asset plans, complex budgets and performance reports. You are a capable leader who can motivate and guide a small to medium-sized team, combining strong analytical capability with excellent communication, interpersonal and negotiation skills to successfully manage an independent profit centre.
