The role 

 

We have an exciting opportunity for a General Manager to take the lead at one of Melbourne’s most anticipated commercial developments – 51 Flinders Lane – a next-generation workplace set to open in March 2026

 

This premium asset will offer thoughtfully designed spaces, cutting-edge amenities, and a workplace experience that fosters collaboration and innovation. All of this is located right in the heart of the city, set against the backdrop of Melbourne’s vibrant laneway culture and thriving business district. 

 

As the General Manager, you will be responsible for the end-to-end performance of the asset and the onsite management team. You will play a pivotal role in ensuring a seamless operational setup ahead of launch and will continue to shape the building’s success post-opening. 

 

 

What you will be doing 

 

As General Manager, you will play a critical leadership role in the successful launch and ongoing performance of 51 Flinders Lane. Your responsibilities will include: 

 

  • Leading and developing the onsite asset team, fostering a high-performance culture with a strong focus on customer service, tenant engagement and operational excellence. 
  • Overseeing the timely delivery of accurate reports and insights for GPT and ownership stakeholders—including asset plans, monthly and annual reports, property business plans, and financial and operational updates. 
  • Developing and executing strategic asset plans, with a focus on leasing, positioning, capital works, tenant mix and marketing to ensure long-term commercial success. 
  • Proactively managing revenue and budget performance, ensuring asset plan income and profit targets are achieved through disciplined financial oversight and cost management. 
  • Building strong relationships with key tenant contacts to drive customer advocacy and position GPT as the landlord of choice. 
  • Collaborating with key stakeholders—including the Office senior leadership team, the General Manager peer group, Portfolio Manager and GPT’s internal teams (e.g. Leasing, Legal, Sustainability, Marketing, Development, and Operations)—to drive best-in-class asset management and maximise value. 
  • Participating in GPT’s Lease Deal Review Forum, contributing to the evaluation and assessment of lease proposals across the national office portfolio.

As the successful candidate, you will bring substantial experience in property and asset management, with a proven track record in overseeing large, A-grade office assets and executing effective lease negotiations. You’ll be a confident leader with the ability to inspire and manage high-performing teams, and your strong interpersonal, communication and negotiation skills will enable you to build trusted relationships with tenants, stakeholders and colleagues alike. With a high level of financial acumen and analytical capability, you’ll confidently manage independent profit centres and deliver on revenue and budgetary targets. 

 

You will also bring a strategic, value-adding mindset to the role, with demonstrated success in enhancing asset performance through initiatives such as capital works programs, unlocking additional net lettable area, and implementing targeted leasing and marketing strategies. Your experience navigating complex operational challenges will ensure you can confidently address and resolve issues, while continuously driving process and asset efficiencies to support the long-term success of 51 Flinders Lane.
