The role

 

We are currently seeking the services of an Operations Manager to be accountable for the overall operational performance of the iconic Melbourne Central.

 

Melbourne Central isn’t just a shopping centre—it’s a retail, dining and entertainment destination in the heart of the CBD. Home to over 300 retailers, a bustling food precinct and unique cultural experiences, MC is where the city comes to shop, eat and connect.

 

As a seasoned Operations Manager, you will provide leadership to the property operations team, setting the vision and strategies, whilst driving a culture of high performance, safety, cleanliness and customer service.

 

With a focus spanning the strategic delivery of lifecycle asset planning, project management, commissioning, through to the daily operation of all property services, you will drive sustainable and economic performance throughout the asset with a focus on constant improvement.

 

It is essential that the Operations Manager be connected to the broader business of other GPT departments, Metro train station and retailers within the asset to provide assistance as required.

 

What you will be doing

 

  • Managing the site operational team, providing leadership and guidance to ensure that activities are prioritised and diligently and efficiently completed, with a strong focus on customer service
  • Driving the safety culture across the asset, ensuring compliance with health and safety procedures and that safety incident reporting is completed, actioned and closed out
  • Providing assistance to Tenancy Delivery contractors, ensuring compliance to policies & procedures and fit out adherence with centre fire engineering, technical services designs, structural engineering requirements and aesthetics.
  • Ensuring compliance with Environmental and OH&S requirements including contractor induction, the preparation of site specific risk management plans and review of contractor supplied Safe Work Method Statements.
  • Managing operational and non-recoverable expenditure budget and short/long term capital forecasting, incl. setting annual budgets, reforecasting as required and presenting asset plan updates.
  • Providing guidance to the Capital Works and the Building Services/Operations team in the compilation and delivery of the centre’s expense budgets in line with targets set.
  • Participating in national and site based sustainability forums and tenant engagement strategies as well as establish relationships with key stakeholders to drive social sustainability including city council networks, Metro trains and Victoria Police.
  • Nominating for approval and implementing projects and programs to improve the property’s performance and assuming accountability for all operationally delivered projects on site, ensuring they are integrated and completed with minimum interruption to the building.
  • Maintaining compliance with all relevant statutory authorities and enact sound engineering practices in relation to maintenance of the property structure, façade, fittings, finishes, fit out and services.
  • Taking accountability for all emergency, crisis and risk management training programs including emergency evacuation procedures and other crisis management situations.
  • Driving overall property presentation standards including cleaning, security, customer service and maintenance.

 

What makes you stand out

 

You will have had significant experience in a similar role within a large, retail focused asset,  managing “multi project” programs of work of varying levels of complexity and be comfortable providing guidance to diverse teams.

 

You will have vast experience in contract management and administration and be able to form effective working relationships across varied stakeholder groups.

 

With experience in the critical analysis of building performance, you will be able to manage OPEX budgets and general P&L and have familiarity with NABERS, NGER’s and other related sustainability related measurement and reporting obligations.

 

This is a multifaceted role, in one of Australia's busiest centres and would suit a passionate operations manager, who is able to draw upon various sources of data to identify, communicate and correct trends in operational performance as well emerging trends in building service technologies.
