The Role
We have an exciting opportunity for an Operations Manager to join our Office Asset Management Team, leading the operational performance of our asset at 8 Exhibition. 8 Exhibition Street is a Premium Grade office tower, and this role plays a critical part in ensuring the safety, compliance, efficiency and overall experience of the workplace environment for our tenants and stakeholders.
As a trusted people leader and subject matter expert, you will bring vision, structure and a continuous improvement mindset to the day-to-day and strategic operations of the asset.
What you will be doing
In this role, you will:
- Managing and coach the on-site Operations team.
- Building a culture of high performance, collaboration and customer focus.
- Ensuring best-practice safety, risk, emergency management and compliance standards are embedded across the asset.
- Overseeing the daily operation of all technical and non-technical building services.
- Driving the delivery of lifecycle asset planning, commissioning and maintenance.
- Leading contractor performance, ensuring SLAs and KPIs are delivered consistently.
- Embedding compliance across all statutory requirements, building codes and WHS/OHS standards.
- Overseeing incident response and emergency management for the asset.
- Managing OPEX budgets, forecasting and reporting requirements.
- Supporting and guide capital works planning, fit-out projects and long-term asset strategies.
- Partnering with the Sustainability team to deliver initiatives that enhance energy, water and waste outcomes.
- Ensuring NABERS ratings and all required certifications remain current and optimised.

You are stepping into a role that requires strong operational capability, strategic thinking, and exceptional stakeholder management. You will draw on your trades or tertiary qualifications, with electrical or mechanical expertise being an advantage, as well as your extensive experience in property operations across multiple sites. You bring a strong understanding of Australian Standards, WHS legislation, and building compliance, along with proven capability in budgeting, forecasting, and capital works planning. Your exceptional interpersonal and communication skills enable you to influence at all levels, while your proactive, solutions-focused mindset reflects your passion for delivering outstanding customer experiences. You also demonstrate confident leadership and the ability to inspire and motivate your team.
