The role

 

The Operations Manager is a senior leader within the Logistics Property Operations team, responsible for the overall operational performance and long-term strategic direction of assets across the GPT Logistics Portfolio precinct. The role is focused on ensuring the highest standards of safety, compliance, and operational excellence while maximising tenant satisfaction through the delivery of high-quality facilities and services.

 

As an experienced people leader, you will provide clear direction and guidance to the property operations team and service partners, establishing a clear vision and practical strategies that drive performance, accountability, and continuous improvement. You will create a positive and collaborative team environment and have a proven track record of growing and developing high-performing teams, building capability, and supporting career progression.

 

With broad accountability across lifecycle asset planning, capital project delivery, commissioning, safety and risk management, and the day-to-day operation of property services, you will play a key role in enhancing asset performance. You will drive sustainable and commercially sound outcomes across the portfolio, continually identifying opportunities to improve operational efficiency, asset value, and customer experience.

 

What you will be doing

 

  • Lead and develop multidisciplinary operations teams driving a high-performance, customer-focused culture aligned with organisational values and service excellence objectives.
  • Directing safety, security, risk, emergency management, and compliance programs across a logistics portfolio, ensuring adherence to legislative requirements, company standards, and contractor governance frameworks.
  • Manage all property operations, maintenance, and service delivery functions, overseeing contractor performance, asset reliability, engineering standards, and stakeholder outcomes across multiple sites.
  • Develop and manage operational and capital budgets, lifecycle asset plans, and long-term forecasting, delivering capital projects on time and within budget while identifying opportunities to enhance asset performance and value.
  • Partnered with sustainability, finance, procurement, development, and project delivery teams to implement operational improvements, achieve sustainability targets, and drive continuous improvement across the portfolio.
  • Lead lifecycle asset planning, capital project delivery, commissioning, and safety and risk management across a diverse property portfolio, delivering sustainable operational improvements, enhancing asset value, and improving customer outcomes.

 

What makes you stand out

 

You have tertiary or trade qualifications, supported by 10 years' + experience in property operations, facilities management, and multi-site portfolio management. A strong understanding of building codes, Australian Standards, WHS legislation, essential services, and statutory compliance requirements, combined with proven commercial acumen and experience in budgeting, forecasting, and resource planning.

 

You are a strategic and adaptable leader who can effectively manage change, solve complex operational challenges, and make sound commercial decisions. With excellent communication and stakeholder management skills, you build strong relationships across all levels of an organisation and with external partners. A demonstrated ability to lead, develop, and motivate high-performing teams, while maintaining a strong customer focus, proactive approach, and commitment to operational excellence.
