The role
We’re seeking a proven leader to join our Office Property Operations Team as a Senior Operations Manager, responsible for the overall operational performance and long-term strategic direction of our Melbourne Central Tower asset and its surrounding precinct.
In this role, you’ll oversee the day-to-day operations and compliance of high-profile office assets, with a strong focus on safety, tenant satisfaction, and operational excellence. You’ll lead a high-performing team, including contractors, inspiring a culture of accountability, service, and continuous improvement.
With a broad remit covering lifecycle asset planning, project delivery, commissioning, and risk management, you’ll drive sustainable, cost-effective performance across the precinct. What you will be doing
Key Responsibilities:
The principal tasks of the role include, but are not limited to:
- Foster a high-performance culture through professional development, performance management, and by role-modelling GPT values, including strong customer service focus across internal teams and contractors.
- Lead and promote a robust safety culture among employees and contractors, ensuring compliance with GPT health, safety, risk, emergency, crisis, and counter-terrorism procedures. Manage incident response and act as a senior representative during incidents.
- Ensure compliance with all relevant statutory and engineering standards for maintenance of the property structure, façade, and services.
- Collaborate with the Sustainability team to develop and implement strategies that meet sustainability targets for the asset.
- Oversee OPEX and CAPEX budgeting, forecasting, and reporting, including identifying maintenance costs, capital works initiatives, and managing approvals in consultation with regional management.
- Manage all technical and non-technical services, contractor performance, and ensure maintenance, quality, legal, health, safety, and work cover standards are consistently met.
What makes you stand out
- Tertiary or trade-qualified with extensive property industry experience; electrical or mechanical trade desirable.
- Minimum 10 years’ management and operational experience, including multi-site program management.
- Strong knowledge of Building Codes, Australian Standards, OHS/WHS, statutory requirements, and essential services.
- High commercial acumen with proven budgeting, forecasting, and financial management skills.
- Skilled in strategic planning, resource management, and change implementation.
- Effective communicator capable of building strong relationships across all levels, including senior management and contractors.
- Strong problem-solving, negotiation, and interpretation abilities.
- Customer-focused with a proactive, initiative-driven approach.
- Experienced leader able to mentor and motivate small to medium teams.
- Proficient in Microsoft Office (Word, Excel, Outlook) at an intermediate to advanced level.
