The role
An opportunity for an experienced Senior Property Manager to join GPT, to support 8 Exhibition Street & 150 Collins St during an exciting period of building repositioning with leasing strategies, tenant proposals and financial modelling, reporting and managing key stakeholder relationships (co-owners, senior leaders in the Office team, etc). In this role reporting to the Regional General Manager, you will be the key interface in building matters and maintaining tenant relationships across the office community.
This is a diverse role where you will have exposure to all aspects of Property Management including core property management functions, asset management modelling and strategy, projects, stakeholder management and financials.
What you will be doing
- Managing the co-owner relationships (Keppel REIT and GWOF) with the Regional General Manager to ensure a positive relationship is maintained at all times. As well as directly managing the commercial and tenant relationship aspects for 8 Exhibition St and 150 Collins St.
- Working closely with the Regional General Manager in setting and implementing leasing strategies, preparation of tenant retention strategies & tenant relationship management (including preparation of modelling for internal approval). This will include managing the entire leasing process end-to-end.
- Developing and implementing effective and accurate asset plans, alongside income and expenditure budgets, forecasts and financial reports - proactively managing property revenue and budgets.
- Being responsible for the financial modelling and deal analysis including major lease financial scenarios for the wider business review as required. Preparing leasing proposals and managing the lease execution process with the Regional General Manager.
- Managing the preparation and on time delivery of all reporting requirements including monthly Keppel reports, GPT quarterly reports and the bi-annual co-owners presentation packs.
- Developing strategies and undertaking feasibilities for future asset development opportunities.
What makes you stand out
To be successful in this role, you will have proven experience managing premium or large A-grade commercial buildings, in a major agency or institutional setting and will have tertiary qualifications in Property, Business, Finance, or a related field. From your experience, you will have managed leasing campaigns, be responsible for key tenant relationships and completing financial modelling and deal analysis, including net present value (NPV) assessments and complex lease scenario evaluations.
This role would suit someone who is a natural communicator with strong interpersonal skills, has exceptional attention to detail, good organisational and time management skills, and the ability to work independently and autonomously. Combined with the well-honed ability to juggle multiple competing priorities, you will need to demonstrate strategic thinking, problem-solving abilities, and negotiation skills. You will also have the innate ability to quickly build rapport and relationships with stakeholders and a proactive mindset.
