The role

 

The Assistant Operations Manager is responsible for assisting with the management and coordination of all trades and contractors required to support the overall physical operational performance and the asset customers, of Two Park.

TWO PARK is a landmark Premium Grade office tower prominently positioned at the corner of George and Park Streets in Sydney’s CBD. Completed in 2000, the 47-storey building features large, highly efficient floor plates, with upper levels enjoying expansive panoramic views across the city and harbour. The property incorporates a four-level retail podium directly connected to Town Hall Station, providing seamless access to public transport throughout the Sydney CBD.

What you will be doing

 

  • Supporting the Senior Operations Manager in managing all property operations
  • Reviewing and manage contracts within agreed budgets
  • Coordinating contractors and consultants for all essential services, fit-outs and works
  • Ensuring contractor compliance with contract terms, scopes of work and service levels
  • Conducting regular inspections to maintain tenant satisfaction and performance standards
  • Ensuring maintenance, quality, legal, health and safety, and work cover requirements are met
  • Promoting a strong safety culture among employees and contractors
  • Actioning and close work requests in a timely manner
  • Maintaining and update planned preventative maintenance systems and databases
  • Implementing general maintenance, safety, environmental, public liability, and risk initiatives
  • Identifying and implement energy and water efficiency initiatives
  • Assisting with preparation and quarterly review of operational and capital works budgets
  • Contributing to monthly operational reporting
  • Raising purchase orders and process invoices through the procurement system
  • Ensuring compliance with all statutory, regulatory, and certification requirements
  • Preparing annual essential safety measures reports
  • Managing contractor inductions and health and safety compliance
  • Reviewing and update site-specific risk management plans and safe work method statements

 

What makes you stand out

 

You bring 3–4 years of relevant operational asset experience, with trade or engineering qualifications in electrical or mechanical disciplines highly desirable. You have a strong working knowledge of Building Codes, Australian Standards, OHS/WHS legislation, and essential services authority and statutory requirements.

You are able to manage multiple projects and tasks simultaneously, meeting strict operational and financial deadlines, and you demonstrate sound capability in risk management, contracts, and contractor management.

You take a customer-focused, proactive approach, understanding and empathising with client needs while effectively managing tenant expectations. You communicate clearly and confidently at all levels and build strong, professional relationships with senior management, site-based operational teams, and external service providers and contractors, which will be critical to your success in this role.
