The role

We are seeking a Fund Manager, Logistics to drive the investment performance and growth of GPT's ~$5 billion Logistics portfolio. Reporting to the Head of Logistics, a central focus of the role is establishing and managing one or more new Logistics Partnerships — owning fund performance, governance, capital management and capital partner relationships to deliver on the mandate and grow Funds Under Management.

You will set the Logistics Balance Sheet asset strategy to optimise capital deployment and long-term value, and partner with the Capital Transactions team to execute acquisitions and divestments that grow third-party capital. The role leads investment analysis, financial modelling and forecasting to inform portfolio and partnership strategy, while expanding third-party capital partnerships through new fund structures, products and active investor engagement. You will also provide regular performance reporting, capital allocation plans and portfolio insights to the Investment Committee and capital partners, and lead a high-performing team.

What you will be doing

  • Leading partnership and fund management – managing GPT's new Logistics Partnership(s) end-to-end, acting as the primary point of contact for capital partners, and overseeing capital management, governance and reporting in line with the partnership agreement.
  • Driving investment analysis – leading financial modelling, forecasting and total return analysis to evaluate acquisition, divestment and development opportunities across the Logistics portfolio.
  • Shaping portfolio strategy – developing and executing the Logistics balance sheet strategy to drive long-term portfolio value and grow Funds Under Management.
  • Growing third-party capital – developing new fund structures, investment products and mandates, engaging investors and capital partners, and leading deal negotiation, documentation and onboarding.
  • Executing transactions – leading due diligence and transaction execution in partnership with the Capital Transactions team through to deal completion, with Investment Committee alignment across capital management plans.
  • Leading the team – mentoring and developing team members to build capability, drive high performance and foster a collaborative culture aligned with GPT's values.

What makes you stand out

You bring 15+ years' experience in commercial real estate investment and analysis, with tertiary qualifications in property, finance or business. You have advanced financial modelling skills and a solid grounding in real estate investment fundamentals and valuation principles, along with demonstrated experience across valuations, asset management and leasing. Experience in fund management, fund structuring or third-party capital partnerships — including managing capital partners and partnership governance and reporting — will be highly valued.

You combine proven leadership capability with commercial acumen and a strategic mindset, backed by strong attention to detail. You communicate with clarity and confidence, including when preparing reports for board and investment committee audiences, and you work collaboratively across teams and with a broad range of internal and external stakeholders.
