The role

 

GPT is seeking an Investment Manager to join its Office Funds Management team, reporting to the Head of Investment Management – Office. This is an integral role within the platform, responsible for driving investment performance, analysis and value creation across GPT's office portfolio while supporting the growth and scaling of new office investment products.

 

The position carries a dual focus: partnering closely with the Head of Office to deliver sector reporting, portfolio analysis and strategic insights that inform senior leadership and Board decision-making; and acting as the primary support to the Head of Investment Management – Office in the development, underwriting and execution of new investment products and partnerships. The successful candidate will also take ownership of transitioning new investments post-acquisition and play an active role in their ongoing management.

 

What you will be doing

 

Key Responsibilities:

 

Office segment strategy, reporting and analysis

 

  • Deliver recurring office segment reporting, including quarterly CEO reports, half-yearly and annual results presentations and annual office strategy
  • Conduct portfolio analysis, financial modelling and sensitivity analysis to generate strategic insights on historic and forecast performance
  • Monitor market conditions and capital flows to identify value creation opportunities, informed by long-term asset strategies and total return analysis
  • Support the independent valuation process across the office portfolio for investment committee and board reporting

 

 

Office investment management growth

 

  • Partner with the Head of Investment Management – Office to formulate, underwrite and execute new investment products, capital partnerships and mandates
  • Lead financial modelling and investment analysis to evaluate acquisition, divestment and new product opportunities
  • Support due diligence and transaction execution through to completion, in partnership with the capital transactions team
  • Lead the transition of new investments from acquisition and play an active role in their ongoing management
  • Serve as a key point of contact for investor clients, preparing high-quality investor reporting, investment committee papers and board packs
  • Support capital raising and new mandate activity alongside the Funds, CIO and Investor Relations teams

 

What makes you stand out

 

You bring 7+ years of experience in commercial real estate investment, finance and analysis, with tertiary qualifications in property, finance or business. You have advanced financial modelling skills and a strong grounding in real estate fundamentals – including acquisitions, divestments, valuations, asset management and leasing – alongside proven experience delivering portfolio-level analysis and strategic reporting for executive and board audiences.

 

You have a demonstrated track record in structuring and managing third-party capital vehicles and executing acquisitions, divestments and capital partnerships, ideally within office or broader commercial real estate. You are confident engaging with institutional investors and can communicate with impact across investor materials, board and investment committee papers.

 

A senior, self-directed operator, you balance recurring reporting commitments with transaction and product execution across concurrent workstreams. You combine strong commercial acumen and strategic thinking with close attention to detail and bring a collaborative working style that enables you to work effectively across a broad range of stakeholders.
