The role

 

We have an exciting opportunity for an Operations Manager to join our Office Asset team.  This role will be based at our 580 George Street asset.

 

As the Operations manager of 580 George Street, you will be accountable for the physical performance of the building, to provide a safe, secure, efficient and fully complaint asset for customers and visitors. You will also assist to maintain and improve asset value through pro-active capital planning and delivery in consultation with the capital works manager/s, with a focus on constant improvement. 

 

 

What you will be doing

 

 

Key Responsibilities:

 

  • Managing the operational performance of the assigned asset, ensuring compliance with GPT policies, procedures, and statutory requirements.
  • Building and maintain strong relationships with customers, vendors, and owner representatives.
  • Overseeing maintenance, inspections, and risk management to ensure asset integrity and safety.
  • Managing vendor performance and ensure service delivery aligns with contracts and scope.
  • Driving sustainability targets for energy, water, and waste, and ensure compliance with environmental standards.
  • Developing and manage OPEX and CAPEX budgets, including forecasting and procurement in line with GPT policies.
  • Supporting delivery of capital works and small to mid-size site projects in collaboration with relevant teams.
  • Leading or contribute to audits, PRMC meetings, and continuous improvement in WHS and risk management.
  • Providing guidance and feedback to team members (where applicable), and model a strong safety-first culture.

 

 

What makes you stand out

 

 

You have over six years’ experience in the property industry with engineering qualifications in Building Services. You’re skilled in financial management, building performance analysis, and managing multiple complex projects. You have hands-on experience with building technologies and strong leadership abilities, including training and coaching staff. You communicate effectively and manage relationships with contractors and service providers. You’re customer-focused and proactive, balancing client and tenant needs while delivering excellent service. You’re also proficient in Microsoft Office.
