The role

 

We have an exciting opportunity for a driven and experienced Operations Manager to join our Office Asset Team, based at the prestigious 7 Macquarie Place & Workplace 6.

In this role, you will be a key contributor to the day-to-day operations and overall performance of the asset, taking ownership of the management and coordination of trades, contractors and essential services. You will play an integral part in ensuring both properties operate efficiently, safely and to the highest standard, while delivering an exceptional and seamless experience for tenants, customers and visitors.

 

What you will be doing

 

  • Coordinate and supervise contractors, consultants and service providers to maintain high standards of performance and tenant satisfaction
  • Conduct regular property inspections to ensure compliance with maintenance, safety and quality standards
  • Efficiently manage maintenance requests, ensuring timely action, communication and completion to minimise disruption to tenants and operations
  • Maintain Planned Preventative Maintenance (PPM) systems, ensuring accurate data capture, scheduling and reporting
  • Implement initiatives to improve operational efficiency, including energy, water and waste reduction programs
  • Promote a strong safety culture among GPT employees, contractors and service providers, ensuring adherence to workplace health and safety legislation
  • Prepare and manage annual property operations and capital works budgets, with quarterly reviews and forecasting
  • Process purchase orders, invoices and financial reports through GPT's procurement and reporting systems

 

What makes you stand out

 

The ideal candidate will have 3–4 years of relevant operational asset management experience, preferably with trade or engineering qualifications in electrical or mechanical fields. A solid understanding of Building Codes, Australian Standards, WHS legislation, and statutory requirements is essential. You’ll be skilled in managing multiple projects, with strong knowledge of risk, contract, and contractor management. Success in this role requires a customer-focused, proactive approach, with excellent communication and relationship-building skills across all levels, including tenants, contractors, and senior management.
