The role

We have exciting opportunity for a Senior Operations Manager who will play a critical leadership role in the successful operation and ongoing management of our Liberty Place asset.  As a key member of the Office Property Operations Team, the role is responsible for the strategic and day-to-day operational performance of the asset, with a strong focus on safety, compliance, and tenant satisfaction.

You will lead and inspire the property operations team, including contractors, creating a high-performance culture while setting clear strategies and vision. You will have accountability spanning the strategic delivery of lifecycle asset planning, project management, commissioning, safety and risk management, and the daily operation of all property services. You will drive sustainable and economic performance throughout the assets within your precinct, with a focus on constant improvement.

 

What you will be doing

  • Driving a high-performance, customer-focused culture across teams and contractors.
  • Role modelling GPT Values in all interactions.
  • Leading safety culture and ensure compliance with GPT safety, risk, and incident procedures.
  • Enhancing asset safety and security through strategies with service providers.
  • Ensuring compliance with statutory, engineering, and maintenance standards.
  • Supporting the delivery of sustainability initiatives to meet performance targets.
  • Managing operational and capital budgets, including forecasting and reporting.
  • Identifying, plan, and cost repairs, maintenance, and capital works.
  • Overseeing service delivery and contractor performance to meet quality and compliance standards.
  • Collaboration across teams (procurement, projects, finance) for effective asset outcomes.

 

 

What makes you stand out

 

 

You are a tertiary or trade-qualified professional (electrical or mechanical trade preferred) with 10+ years of operational and management experience in the property industry, including multi-site portfolios. You bring strong knowledge of Building Codes, WHS, Australian Standards, and statutory compliance.

You have proven skills in budgeting, forecasting, strategic planning, and resource management, backed by strong commercial acumen. A confident communicator and relationship-builder, you can effectively engage with stakeholders at all levels.

You're a proactive, solutions-focused leader with the ability to manage change, mentor teams, and drive performance. Proficiency in Microsoft Office (Word, Excel, Outlook) is essential.
