The role

We are seeking an experienced Senior Property Manager to join our team in managing one of our commercial precincts – Darling Park. In this role, you will support the General Manager in driving the overall performance and strategic management of this landmark office asset.

Your responsibilities will include developing and executing leasing strategies for current and prospective office tenants, preparing and overseeing financial reports, and managing all financial aspects related to the property. As a key interface with the broader asset management team, you'll ensure the asset is managed to the highest standards. You’ll also play a critical role in maintaining strong relationships with both office and retail tenants.

What you will be doing

  • Preparing and delivering an annual business plan on all aspects of property management to reflect the objectives and requirements of GPT for the asset
  • Working collaboratively to develop strategic plans for the property, focussing on the asset positioning, leasing, capital works and marketing strategies.
  • Preparing and delivering timely and accurate analysis and information for monthly reports, owner’s annual reports, team & property business plans, corporate accounts etc.
  • Managing and monitoring property revenue and budgets covering all items of income and expenditure, forecasts and other financial reports.
  • Partnering with the General Manager and Divisional Director, develop and deliver leasing strategies for tenant retention and relationship management, and make recommendations and conduct negotiations to lease existing office vacancies and facilitate lease renewals.
  • Maintaining close liaison with tenants, property operations and the wider property management team to ensure service delivery and expectations are met/exceeded across both office and retail.
  • Overseeing the process to ensure that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, members of staff, management office and contractors.

 

What makes you stand out

 

  • Tertiary qualifications in a relevant area of Business or Property.
  • At least 5+ years’ experience in commercial property management, preferably within a major agency or other institution.
  • Experience in managing leasing campaigns and key tenant relationships.
  • Demonstrated ability to lead a small team.
  • Excellent attention to detail and ability to remain focused on specific tasks and work autonomously.
  • Ability to communicate effectively at all levels and build effective and professional relationships with a range of stakeholders, including senior management, operational site staff, leasing agents and tenant organisations.
