The role

 

The Senior Property Manager at 2 Park Street plays a key role in supporting the General Manager in the strategic and operational management of a premium office asset. This position is responsible for driving asset performance through proactive property management, tenant engagement, and leasing initiatives.

Key responsibilities include developing and executing leasing strategies for existing and prospective office tenants, preparing and monitoring financial reports and property budgets, and collaborating closely with the broader asset management team to ensure the efficient operation and long-term success of the building. The role also focuses on fostering strong tenant relationships and delivering a high standard of customer experience.

 

 

What you will be doing

 

  • Support the General Manager in preparing and delivering the annual property business plan aligned with asset objectives.
  • Collaborate on strategic plans covering asset positioning, leasing, capital works, and marketing initiatives.
  • Prepare accurate and timely reporting, analysis, and business plan documentation.
  • Monitor property revenue, budgets, forecasts, and financial performance.
  • Develop and execute leasing and tenant retention strategies, including lease negotiations and renewals.
  • Build strong relationships with tenants and internal teams to ensure high-quality service delivery across office and retail operations.
  • Maintain strong relationships with tenants and internal teams to ensure exceptional service delivery across office and retail assets.
  • Oversee risk management, compliance, and contractor management to maintain a safe and compliant environment.
  • Partner with Operations teams to deliver tenant fit outs and lessor works on time and within budget.
  • Manage tenant incentives, leasing payments, and overall asset presentation standards.
  • Drive high tenant and stakeholder satisfaction through strong building performance and service delivery.
  • Coordinate sustainability initiatives, reporting, and data management within agreed timeframes.
  • Support senior management with timely execution of key tasks and projects.
  • Coordinate property marketing initiatives with leasing agents.

 

What makes you stand out

 

You will hold tertiary qualifications in Business, Property, or a related discipline, with at least five years’ experience in commercial property management, ideally within a major agency or institutional landlord environment. You will bring proven experience managing leasing campaigns and tenant relationships, along with the ability to lead and support a small team.

You are a strong communicator with well-developed negotiation and problem-solving skills, capable of building effective relationships with senior management, operational teams, leasing agents, and tenants. You have excellent attention to detail, a proactive and customer-focused approach, and the ability to work autonomously while managing competing priorities. Proficiency in Microsoft Office is essential, while valuation and financial modelling skills will be highly regarded.
